People here drive across town for a patio worth sitting on — there aren't many. A pergola makes yours one of them, and puts the money into the property instead of out the door on umbrellas you replace every few years.
A pergola has one job here — give you more of those nights, and better ones. More usable evenings, and people who stay for another round instead of moving inside.
Commercial spans, railings, egress and occupancy all change the engineering, so there's no square-foot number that would be honest here. We measure, work out the seat count you'd gain, and quote the project.

Per project, not per square foot. Commercial spans are longer, railings and egress have to be engineered, and occupancy load changes what the structure has to carry — a square-foot number would be a guess dressed up as a quote.
What we do instead: measure the patio, work out the seats you'd actually gain, and put that against the build cost so you can see the payback in seasons rather than guessing. The patio math above is the same calculation we run, with your numbers in it.
Yes — that's a normal commercial job, and it's usually where the pergola makes the biggest difference, because a rooftop is the first place people leave when the weather turns. The structural attachment gets engineered against the existing building, so the drawings step is longer than a backyard.

If the patio's already built, the job is fabrication plus install — and that can still land this fall. If footings or structural work need to go in, the ground freeze controls the calendar, not us. Book the assessment and we'll give you a straight date, including if the honest answer is opening with next patio season.
Usually, with the landlord in the conversation early. A permanent structure improves their building, which is a different pitch than asking permission for signage — and we've made that pitch before. Flag it on the form and we'll bring what the landlord will want to see.
